India Rises: A Top 10 Global Destination for Land Investment Opportunities
India remains a prominent player in global investments, securing its position as one of the top 10 destinations for cross-border investment in land and development sites, according to a recent report released on Wednesday. The report highlights India’s ascent as a crucial investment hub within the Asia Pacific region, bolstered by strong economic fundamentals, a maturing real estate market, and heightened interest in land and development assets.
The favorable policy environment and ongoing infrastructure initiatives are contributing significantly to India’s attractiveness for both global and regional investors, as noted in the findings from Colliers. While Japan and Australia have also made their mark among the top 10 destinations for established assets, India has maintained its seventh place for land and development, indicating a strong competitive edge.
“Institutional investment in Indian real estate reached a notable $1.3 billion in the first quarter of 2025, reflecting a 31 percent increase from the previous year,” said Badal Yagnik, CEO of Colliers India. This surge underscores the resilience of the sector and the confidence investors have in it. The steady inflow of global and regional capital, especially in land and development sectors, aligns with the evolving market and diverse investment opportunities.
Investor engagement is increasingly evident in the residential segment, alongside a growing interest in emerging fields like life sciences and data centers. Yagnik emphasized that the strong demand, ample supply pipelines, and expanding investment avenues-including development platforms and alternative investment structures-are creating compelling opportunities in both commercial and industrial sectors.
In the first quarter of 2025, foreign investors represented nearly 40 percent of total institutional inflows, reaffirming their sustained interest in Indian real estate. While office properties are still a primary focus, residential investments are gaining momentum due to rising demand and promising returns, bolstered by a positive outlook on the domestic market.
“This diversification reflects a maturing market where foreign capital is increasingly aligning with India’s changing real estate landscape,” Yagnik added. With consecutive cuts to the repo rate bringing the benchmark lending rate down to 5.5 percent-the lowest in three years-there is potential for boosted investor sentiment and expanded capital deployment across various real estate asset classes, especially in the residential segment in the coming months.
