In a remarkable surge reflecting the shifting dynamics of the office space market, India’s flexible workspace sector achieved an unprecedented gross leasing volume (GLV) of 12.4 million square feet (MSF) in 2024, marking a substantial 57.5% year-on-year growth. As reported by Cushman & Wakefield, this burgeoning demand underscores the increasing preference for agile, innovative, and cost-effective office solutions in India’s metropolitan areas.
Flexible workspaces, which encompass business centers, coworking spaces, and managed offices, now represent 14% of all office leasing activity in India, from a total of 89 MSF. This growth in popularity highlights a significant trend in the commercial real estate sector. Leading this transformation, Bengaluru emerged as the frontrunner, doubling its previous year’s leasing volume to 3.4 MSF. Mumbai also demonstrated exceptional growth, tripling its GLV to reach 1.9 MSF, indicative of the escalating demand in the country’s financial hub.
Other cities such as Delhi NCR with 2.3 MSF, Hyderabad with 1.6 MSF, and Pune at 1.6 MSF are also making their mark as robust flexible workspace hubs. The increased interest is driven by new companies entering the Indian market and existing enterprises shifting towards operational flexibility and cost efficiency. The evolving business priorities, the shift towards hybrid work models, and the need for tailored office solutions are propelling this growth.
From the data, Bengaluru maintained its leading position in terms of leasing seats, accounting for 29% with 64,000 seats. This was followed by Pune, Delhi NCR, and Mumbai, with 39,000, 38,000, and 28,000 seats leased, respectively. Overall, 224,000 seats were leased in the flexible workspace sector in 2024, representing a 44% increase from the previous year.
This trend underscores a transformative shift in office space demands, with flexible workspaces becoming an indispensable component of India’s commercial real estate landscape.
