Vehicles are increasingly populating the Urban Extension Road-II (UER-II) in New Delhi, signaling a significant shift in the region’s real estate landscape. Recent analyses from renowned real estate firms Anarock Property Consultants and Cushman & Wakefield reveal that both the Dwarka Expressway and UER-II have become pivotal growth corridors, driving up housing demand across Delhi-NCR. Enhanced connectivity and proximity to strategic locations like Gurugram and Dwarka are transforming these areas into desirable hotspots for homebuyers and investors alike.
The data from Anarock highlights a remarkable 23% increase in housing supply across Delhi-NCR in the first half of 2025 compared to the same timeframe in 2024. “Connectivity has made a big difference. Buyers are now viewing these areas not just as residential options but also as long-term investments,” remarked Vatsal Gupta, a real estate associate specialized in Dwarka Expressway properties. This notion is further substantiated by Anarock’s findings, which indicate that property prices rose by 11% from January to June 2024 when compared to the same period in 2025. Despite these price increases, demand remains robust, with 56% of NCR buyers preferring 3BHK apartments, while 36% are interested in 2BHKs, and only 5% in 1BHK options.
Sumeet Negi, the report’s author, noted a continuing trend toward larger homes that began during the pandemic, while the affordable housing segment has seen a decline in attractiveness. “Smaller homes with limited amenities and poor design no longer appeal to buyers seeking comfort and better connectivity to workplaces,” explained Negi.
Gurugram continues to dominate the luxury housing market, with Cushman & Wakefield’s Q3 report indicating that it accounted for a staggering 87% of all high-end launches during the quarter. A total of 10,245 new residential units were launched across Delhi-NCR in this period, marking a 12% increase from the previous quarter. New Gurugram and the Dwarka Expressway have emerged as the most active sub-markets, collectively contributing 43% of the total launches.
Suvishesh Valsan, senior director at Cushman & Wakefield, emphasized the transformative potential of UER-II, stating, “UER-II will create a continuous high-speed loop connecting Delhi’s outskirts with commercial and industrial zones. This will make western and northern corridors, as well as areas near the airport, far more attractive for both homebuyers and investors.” Valsan highlighted that UER-II integrates multiple NCR markets into a “single, well-connected network,” providing buyers and investors the flexibility to select locations that align with their lifestyle and budget. He further predicted that these emerging areas could yield returns of two to three times over the next five to eight years.
As New Delhi’s real estate market continues to evolve, the Dwarka Expressway and UER-II are set to play critical roles in shaping future housing trends, appealing to a broad spectrum of buyers and investors eager to capitalize on the region’s growth potential. The increasing demand for larger living spaces, coupled with improved connectivity, indicates a promising horizon for housing developments in this burgeoning metropolitan area.
