Transformative Opportunity: Exciting Bid for Prime Commercial Space at Thane Railway Station – Boost Visibility and Profit
The Rail Land Development Authority (RLDA), functioning under Indian Railways, has announced a call for Expressions of Interest (EOI) for the leasehold rights of Vertical Leasable Air Space at Thane railway station. This initiative is part of the Station Area Traffic Improvement Scheme (SATIS)-E, developed in partnership with the Thane Municipal Corporation (TMC) to create a multi-model transit hub on the station’s east side.
The project involves constructing an 11-floor building (Tower-1) on a 9,000 sqm site near platform 10A. The design includes a basement for parking, a ground and mezzanine floor for railway services, a concourse level for bus operations, and eight additional floors designated for commercial purposes. RLDA plans to offer these eight floors, spread over 24,280 sqm of built-up area, as a bare-shell structure for lease for 60 years. Common areas and utilities will be completed by RLDA, with the space expected to be ready by June 30, 2026.
This development follows the successful completion of the first SATIS project at Thane West in 2010, which introduced improved traffic solutions such as elevated bus decks and footbridges. The ongoing SATIS-II project, initiated to alleviate congestion, particularly in Thane East, is valued at Rs 270 crore. This ambitious project includes a 2.24 km circular elevated road enhancing connectivity between the Eastern Expressway and Thane railway station’s east side. Although most of the infrastructure is in place, the Railway Overbridge (ROB) is still under construction due to required blocks.
This strategic urban development seeks to streamline transit in the bustling city area, promising improved traffic conditions and enhanced accessibility for commuters, while also boosting commercial potential in Thane.
