Outraged Bengaluru Tenants Expose ‘Unfair’ Landlord Charges: The Shock Behind No ‘Agreement’
Real estate prices in Bengaluru are hitting new heights, and alongside this trend, a growing number of tenants report feeling trapped in an “unspoken scam” involving unfair security deposit practices. Numerous renters have expressed their dismay over landlords deducting substantial amounts from their security deposits at move-out for vague reasons like “wall marks,” “normal wear and tear,” or minor cleaning concerns. These deductions often come without clear agreements or documentation, leaving tenants frustrated and at a loss.
A K Mandhan, an investment advisor, took to the social media platform X to voice his frustrations, stating, “This is the biggest scam in Bangalore. When you leave an apartment, the owner sends you only a fraction of your security deposit, claiming ‘damage’ or something vague—despite no evidence. I’ve lived in maybe 10 apartments, and this illegal retention has happened every single time.” Mandhan’s experience resonates with many in Bengaluru, where the practice of withholding security deposits seems widespread and often lacks transparency.
Typically, tenants in Bengaluru are required to provide security deposits ranging from six to ten months’ rent. For someone paying ₹40,000 per month, this means a significant upfront payment between ₹2.4 lakh to ₹4 lakh. A deduction of even 20% at the end of a lease can represent a significant financial burden for tenants, especially when these deductions are made without any formal explanation, as highlighted in a report by the Hindustan Times. Despite growing awareness of these unfair practices, renters still grapple with inconsistent norms. While the standard remains six to nine months’ rent for deposits, tenants claim that landlords demand higher amounts, further testing the affordability in an already expensive market.
The frustration surrounding these issues is prompting some tenants to reconsider renting altogether. Many urban dwellers are choosing to buy homes to escape the unpredictability of dealing with landlords and fluctuating rental costs. A popular sentiment expressed on Reddit portrays this shift in mindset. As one user shared, “I’m done with bad landlords, annoying roommates, and endless arguments over deposits being withheld for something as minor as a scratch on the wall. No more dealing with landlords who ignore repair requests or vanish when something needs fixing. No more compromises on lifestyle, like debates over veg or non-veg food.”
For this user, homeownership offered not just a financial investment but a personal sanctuary. They highlighted the freedom to design their space without having to negotiate with a landlord, saying, “I did my interiors the way I wanted. I live in a space that works for me, not one I have to adapt to. Every day, I thank myself for having the foresight to buy. Especially now, with rent prices fluctuating wildly.”
As security deposit disputes become more common, renters and prospective homebuyers find themselves weighing their options more carefully. The desire for transparency in rental agreements and fair treatment is increasingly critical in Bengaluru’s dynamic real estate market. While homeownership offers relief from these challenges for some, the need for clearer policies and tenant protections in the rental market remains paramount.
