Momentum is spreading to Ireland, the Netherlands, and southern Europe—including Spain, Italy, and Portugal—driven by solid economic growth and increased office occupancy rates. However, France and Germany face challenges, including a gulf between buyer and seller price expectations and political instability.
While Europe showcases stronger office occupancy rates compared to the U.S., overall utilization remains below pre-pandemic levels. Tenants are increasingly demanding modern, functional buildings near transport and amenities, leading to high demand for Grade A green offices. These environmentally efficient buildings accounted for 77% of London leasing activity in Q2 2024.
Real estate firms anticipate that constrained development pipelines will drive down vacancy rates and boost rental growth, especially for top-tier properties. This shift towards green credentials is likely to appeal to opportunistic investors, further solidifying the market’s recovery trajectory.
